Handyman San Pedro de Alcántara: a practical guide to small renovations
The A-7 now runs through a tunnel beneath San Pedro, with a boulevard on top, and the centre is much the better for it. Yet many homes here are still stuck in the 1970s to 1990s: a bath with pink tiles, a tired kitchen, a layout that no longer works. Five changes that bring an older home up to date
- Walk-in shower instead of a bath. The bath comes out, the drain is adapted, and a shower tray or tiled floor with a fall goes in, with a glass screen. More space, and a strong point when you sell or let. Check the drain capacity first.
- Bathroom refresh. New vanity unit, taps, mirror, toilet and sealant. Tiles outside the shower can be painted or tiled over. The room looks modern within a few days.
- Kitchen without new units. The carcasses stay; worktop, doors, sink, tap and lighting are replaced. Measure the connections and extraction carefully beforehand.
- A different layout. Split a living room into a sitting area and a study, or take a wall out for an open-plan kitchen. A lowered ceiling with spotlights and a boxing for pipes complete the job.

The standard Spanish partition is hollow brick (ladrillo) finished with plaster. That is solid, but heavy, and both mortar and plaster need time to dry. Pipes and cables go into channels cut into the brick.
With metal stud, a skeleton of steel profiles goes up first and plasterboard is screwed to both faces. In an apartment, that gives you:
- an average wall up in 1–2 days, ready to finish straight away;
- room inside the wall for cables, pipes and insulation;
- good sound insulation with mineral wool and double boarding;
- suitability for bathrooms, using green moisture-resistant board and a waterproofed shower zone.
Planning a TV bracket or tall wall units? Have reinforcement built in beforehand. Even a light wall has some weight, so check the floor. Removing a wall instead? The first question is whether it carries load; a qualified engineer should settle that if there is any doubt.
A shower that does not leak into the flat below
Water slowly finds its way through grout. Without a waterproof layer underneath, it will sooner or later reach the wall or the neighbours' ceiling, and in an apartment block a damage claim soon follows. A sound shower has:
- a liquid membrane or waterproof mat under the tiles;
- tape in the corners, around the drain and at pipe penetrations;
- a floor that falls away from the door towards the drain or channel.
Test the drain and inspect the waterproofing before the tiler starts.

Anything touching the structure or façade calls for a heavier licensing procedure. The right procedure varies by project, so have it checked in advance.
In a block of flats, the comunidad de propietarios has its own say as well:
- the façade, balconies, roof and main pipes are common elements and need approval;
- the Ley de Propiedad Horizontal requires you to tell the community's representative beforehand, even about permitted changes inside your own flat;
- house rules set working hours and where rubble may stand; rubble is disposed of according to the rules;
- the lift and stairwell are protected while work is under way.
Electrical work must be done by an authorised installer, who issues a certificate. That certificate can be requested when you sell the property or switch to a new energy contract. The same goes for gas: that is a job for a qualified installer.
