Salt in the air, strong sun and hard tap water: in Estepona, different parts of your home wear out faster than you may be used to. What the climate does to your home

If you live a few hundred metres from the sea, every bit of metal outside collects a film of salt and sand. Hinges start to squeak, lock cylinders turn stiffly and the screws on the balcony railing begin to rust. How fast this happens varies with the material and the location.

The sun does the rest. UV hardens the rubber seals around windows and the sealant joints until they crack. By mid-afternoon the tiles of a south-facing terrace are too hot for bare feet; by morning they are cool again. That movement, day after day, pulls at joints and adhesive.

Indoors, the issue is limescale. Water is hard in many urbanisations, although it varies by municipality. Aerators clog, thermostatic taps respond slowly and a toilet cistern keeps running.

Sliding doors, roller shutters and locks

If you have to lift a sliding door to move it, the rollers are usually worn or corroded and there is sand in the track. Cleaning the track, replacing the rollers and readjusting the door solves it. Use a dry lubricant afterwards; grease attracts sand.

Roller shutters (persianas) in Spain often run on a strap (cinta) that winds up into a box above the window. If the strap is fraying where it enters the box, replace it before it snaps and leaves the shutter stuck closed. Slats that have slipped out of their guides are realigned and the guides cleaned.

Sealant in bathrooms and kitchens

Black sealant in the shower is the classic example of a job that is often done wrong. A new layer over the old one bonds poorly, the mould underneath keeps growing and water creeps behind the joint.

A repair that lasts comes down to four things:

  • Strip: cut and scrape out every trace of the old bead, also from deep in the joint.
  • Prepare: degrease the surfaces and kill off the mould before anything new goes on.
  • Dry: a shower joint needs roughly a full day without water.
  • Seal and wait: use a sanitary sealant containing fungicide, tool it smooth and keep the shower out of use for as long as the manufacturer specifies.

Bear in mind that if a pipe is leaking or the waterproofing behind the tiles has failed, resealing will not solve it.

Can new sealant go over the old?

Best not. New sealant bonds poorly to old, and the mould underneath returns within months. Removing it completely and resealing lasts much longer.

How long should the shower stay dry after resealing?

Curing time varies by type of sealant and also depends on how thick the bead is, the temperature and the moisture in the air. Follow the curing time on the packaging; a fixed 24 hours is not always enough.

My tap drips. Is it always limescale?

No. Limescale is common, but a worn seal or faulty cartridge can also be the cause. An inspection tells you which part needs replacing.

What should I check when hiring a tradesperson?
